MAGNOLIAS is a residential development located in the municipality of San Pedro Garza García, on the corner of Porfirio Díaz Street and Manuel González Street, in downtown San Pedro. The development is situated on a site with a total area of 1,744.35 m² and features a total construction area of 3,714.99 m². The project consists of a 5-story tower, including 1 basement parking level and 4 levels dedicated to amenities and residential units.
The complex includes a total of 9 residential units distributed across 4 levels, featuring 3 different typologies designed to accommodate the diverse needs of its residents. Within the tower, residents can enjoy various amenity areas located on the ground floor and distributed between indoor and outdoor spaces, conceived as extensions of the apartments and designed to enhance quality of life.
The project incorporates 1 basement parking level containing 18 parking spaces designated for residents, 4 visitor parking spaces, 1 accessible parking space for people with disabilities, and 1 bicycle parking space, acknowledging the growing importance of sustainable mobility.
Additionally, the basement areas include 9 storage units available for purchase. The design proposal is based on the definition of a rectangular element segmented by several vertical lines generated through the positioning of terraces and solid architectural components, such as the walls themselves, which divide the façade into multiple vertical planes and help create the perception of greater height.
The project’s material palette integrated exposed concrete, brick, glass, and painted plaster finishes that combine to create an elegant and coherent architectural image. Likewise, ornamental details were minimized, allowing the architectural forms and the quality of the materials to stand out on their own.
A main core was defined with an emergency staircase and 2 freight elevators that provide exclusive access to two of the building’s three residential typologies, functioning as the primary access to the apartments while also servicing the basement parking level. Technical shafts were efficiently integrated throughout the building systems, enabling vertical service distribution and connectivity across all levels.
